Getting started

Think carefully

Think carefully about what you want to achieve with your home improvements. Are you trying to make your property more marketable for selling? Are you trying to add value to your property? Do you simply need more space? Whatever your reasons, try to stay focussed on your requirements. The more you can tell us about what you require and the reasons for it, the better we can help you achieve your goal.

Planning permission

Depending upon where you live, most houses are allowed to extend the property by 50 to 70 cubic metres without planning permission*. Further additions, however, will need planning permission and this needn’t be a headache: Belverdale can arrange the whole application for you, free of charge. The only charge we pass on is for the planning permission itself.

*There are some exceptions to this rule. If you have any queries regarding planning permission, please contact us.

What should I do now?

Get in touch to discuss some of your options. Whatever your needs we can guide you all the way through, without charging you any consultation or design fees. We can sort everything from design to planning permission to building inspectors. All you have to do is have some idea of what you like and what you want to achieve.

FAQs

Q: Will the job cost me any more than the first quote you provide?
A: No. If you want us to do the work we have quoted for, the job will cost just that and no more.

Q: The design-build sounds like the easiest option to me – you sort out my planning permission, the design, and the materials. Surely this must cost me more money?
A: No. Our design-builds are there to give you the option to pick and choose what you would like, and we’ll help get it done.

Q: Can you talk me through the process of a design and build job?
A: It’s easy. Just get in touch with us and tell us what area of your house you are thinking of modifying. We will then discuss some building options with you. When it comes to the actual design, a fully qualified architect will work with you, and our materials are second to none. We bring all the options to you, all you have to do is choose what you like. It really is that simple.

Q: Do you charge me if I want you to sort my planning permission?
A: No. We only charge you for the cost of the planning permission itself.

Q: I want to add value to my home so I can sell it. How will I know how much value will be added?
A: We will arrange, without charge, for an independent chartered surveyor to discuss the proposed building work with you and how it will affect the value of your property. This service is essential before undertaking any major building work – you need to know how your investment will benefit you in the future.

Q: I’m worried that the work I require is too small for your company. Can you advise me on this?
A: No job is too big or too small. At Belverdale we value all of our clients, whatever their needs. Contact us and we’ll arrange a free consultation.

Q: How long will it take you to complete the work?
A: We look at each job individually. Once we have assessed your requirements we will provide you with a work schedule detailing completion dates. The contracts manager will keep you updated on each stage of the job’s progression.

Q: Do you always hit your deadlines? I have been badly let down in the past.
A: The final instalment we receive from you is always a significant percentage of the total job cost. This payment is not taken until you are completely satisfied with the finished job, meaning that we will always strive to complete work within the time discussed without compromising quality. See the ‘walkthrough’ and payment plans for more information.

Q: How do I know that the structural work you propose is necessary?
A: We work with independent structural engineers who can offer you a free consultation to discuss any queries you may have.
